Renovations of the Africa Hall Headquarters in Addis Ababa, Ethiopia. The renovations aim to rectify a multitude of deficiencies and deterioration within the Hall. The project consists of the refurbishment of Africa Hall and small works to adjacent buildings. The proposed building works associated with the Africa Hall Refurbishment are largely within existing buildings hence the focus has been on improving accessibility. Works will be undertaken in the following units: The Plenary Hall, Africa Hall, Rotunda Function Space, Exhibition Theatrette, Rotunda Cafe, Western Carpark, Visitor Entry Building and New Landscapes. The project is estimated to cost US$56.9 million. The GPS co-ordinates are -29.5697763, 30.2243671

The Differences between Residential & Commercial Construction

Commercial and residential construction makes up a significant portion of the construction industry. One houses people while the other provides the infrastructure for their daily needs. There are notable differences between residential and commercial construction aside from their uses.

The infrastructure and building systems required, building materials, funding sources and time of completion are different for residential than for commercial.

Commercial structures typically tend to be larger in scale and serve a larger number of people, though it might not always be the case. Whereas residential structures are usually smaller in size and are built for individuals and families.

Commercial construction includes; land investments, office buildings, storage units, retail space, and industrial buildings. Where residential construction includes, single-family homes, detached homes, townhouses, duplexes etc.

Both commercial and residential properties require a permit and must adhere to the building code requirements.

Regulations in commercial property construction are greater and generally stricter than in residential construction.

Safety is important for both residential and commercial structures. They are designed to handle emergency situations appropriately to ensure there are no fatalities. Today’s structures need to have the most effective and reliable safety measures in place in case of an emergency or accident. The concerns for residential construction tend to be less, however, this does not mean safety is not important for both residential and commercial structures.

Generally, commercial projects have greater complexity in terms of permits and codes because these buildings need to take into account a lot more than residential properties.

Every building design calls for different building materials. This means that each project will require an entirely unique set of materials in terms of both quality and quantity.

The cost of building commercial structures is significantly higher than residential buildings, even if they are of comparable size.

Commercial construction is typically larger scale and requires the use of specialized and sophisticated equipment.

Commercial projects take relatively shorter periods to complete than residential, and a homeowner takes time to rethink some decisions throughout the construction period.

The customization of design is another factor that sets the two types of construction apart. In residential buildings. The owner can be creative and personalize the layout. In commercial structures, everything must be in agreement with the pre-set standards and guidelines.

The location of either a residential or a commercial structure matters a lot. There are suitable and appropriate places for commercial facilities, just as there are those suited for residential structures. Acquiring land close to the road is more expensive than airing a piece of land on the periphery of the City. Commercial projects are usually set on a massive budget from the onset of the project. Comparing the purchase of land near roads or closer to urbanized centres is costlier than buying land on the outskirts.

Description
Construction of the MTN Headquarters in the commune of Port Bouet, in Abidjan, Ivory Coast. Located in the Akwaba Business Park Zone,construction will be undertaken on 15 hectares of land. The building will comprise of a large hall, a business center, a 200 seat conference center, 23 meeting rooms, a cafeteria and kitchen, a nursery as well as a wellness center that consists of a clinic and a gymnasium. The exact co-ordinates are currently not available however the approximate area of location is 5.404076, -3.985372299999999

The Difference between Residential and Commercial Construction

To understand the difference between Residential and Commercial Construction, you must first understand what each one is.

If your brain works anything like mine, when you hear the word “Residential” you may think of homes where there may be a street of houses which all look pretty similar from their green grass lawns and their borders of brightly coloured flowers, this is generally where you would find the consumers and generally where people would live.

When you hear the word “Commercial”, you may think of the public, attracting the public eye and making whatever your commercial item may be whether its a building or product it has to be what the people want, it has to sell to the consumers, generally where one’s workplace would be.

Commercial Construction

According to Wikipedia, “Commercial buildings are buildings that are used for commercial purposes and include office buildings, warehouses, and retail buildings (e.g. convenience stores, ‘big box’ stores, and shopping malls). In urban locations, a commercial building may combine functions, such as offices on levels 2-10, with retail on floor 1”.

A good example of a well-known commercial building in South Africa is the iconic Nelson Mandela Square in Sandton City, Johannesburg.

Here you will find a variety of restaurants, jewellers, banks, etc. and the list goes on. Buildings such as these provides ample job opportunities for people living in the surrounding residential areas.

Residential Construction

Residential Construction is a far more self-explanatory type of building.

Residential construction is the business of building and selling individual and multi-family dwellings. The building unit is divided into single-unit, manufactured, duplex, apartments and condominiums. According to the Oxford English Dictionary, Residential means “designed for people to live in.”

The best example and probably the most obvious one is where you currently live,

Your furniture is made for comfort, your wall personalised with family photos, everything designed how you want it in order for you to be comfortable.

When you buy a new lounge suite for your home you do not invite all of your friends to come and test all the couches in the shops before you buy it, You test them out yourself,

For someone buying furniture for a commercially owned building they generally buy what looks best in a building, not so much what feels best. This is once again to impress the consumer/buyer.

Although Commercial Construction and Residential Construction have a few of the same factors such as the same professionals, Architects and Projects Manager involved with the design and construction, the outcome and the aim of each building being built is different.

It may be great to live close to your local shopping mall, however I would not recommend building a 3-bedroom stand-alone house right next door in your central CDB (Central Business District).

According to itsallaboutbusiness.com, “Commercial construction is the business of building and selling or leasing manufacturing or assembly plants, medical centers, retail shopping centers and standard space for offices. The business varies primarily in the size and scale of the operations. Typically, the commercial builder either contracts with a company or organisation to build the facility or builds the facility on speculation that it can be leased or sold at a later time.”

Taking the above into account lets look at some of the commercial properties making headlines in South Africa.

In 2011 Aurecon’s Offices in Century City, now known as Aurecon East, was the first building in South Africa to be awarded a 5-Star Green Star SA Office Design v1 rating by the Green Building Council of South Africa (GBCSA) but they didn’t stop there. In 2016 Aurecon West was completed, the second phase of Offices which also went on to receive a 5-Star Green Star SA Office Design v1 rating. Aurecon’s investment in Century City has inspired a number of other large corporates to relocate to the area.

In 2011 there were only 5 buildings in SA with Green Star accreditation from the GBCSA, to date there are 113 buildings with a Office Design v1 rating and 202 buildings in total with a Green Star Rating.

When you mention Kyalami most will think of the Race Track that was purchased by Porsche South Africa in 2014. Indeed, it is an historic track and recent construction and renovation at the Race Track was completed May 2016 after which it was awarded a Grade 2 racetrack certification by the Federation International de l’Automobile (FIA) and is the only current motor racing facility on the African continent to have the prestigious accreditation. But the Race Track is not the only property making headlines, Kyalami Corner, a 28 000m² retail development is due for completion in March and anticipated to open in April this year and forms part of the larger Kyalami Main on Main development in the area which includes retail, motor showrooms, offices and residential.

Another commercial development close to home is the Liberty Midlands Mall Phase 3 Expansion which will include offices and a value retail centre which was initially announced December 2013, construction was planned to commence in early 2014 and completed by mid-2015. However it seems that there were various delays and Phase 3 looks like it will be going ahead during 2017. Residents in the area have been waiting a while for the expansion and I’m sure many look forward to witnessing the progressing going forward. Watch this space.

City of Johannesburg, future outlook, where are we going/growing?

I always believe that in order to know where you are going you have to know where you are from, I personally think that applies to every aspect in our lives including where we live. So when I was asked to write about the future of our beloved City of Gold, the thought occurred to me that it would be pretty amazing to see where it all began, like a newborn on a journey through life.

Johannesburg was founded in 1886 as a result of the discovery of gold, which rapidly attracted people to the area and within 10 years the city Johannesburg included 100 000 people.  Like many 19th century mining towns, Johannesburg was a rough and disorganised place and major building developments only took place in the 1930s. By the late 1960’s and early 1970’s tower blocks such as Carlton Centre and the Southern Life Centre filled the skyline of the Central Business District. Sandton City was opened in 1973, followed by Rosebank Mall in 1976 and Eastgate in 1979. Johannesburg kept on evolving and is now home to some of Africa’s tallest structures such as Sentech Tower and Ponte City Apartments.

Johannesburg is often described as Africa’s economic powerhouse, and contentiously as a modern and prosperous African City. Johannesburg like many metropolises has more than one CBD including but not limited to Sandton CBD, Rosebank CBD and Roodepoort CBD, just to mention a few.
